Hangars and factory buildings are attractive candidates for prefab steel construction because they need large clear spans, fast erection and flexible internal space. They are also projects where quotation traps can hide behind a simple square meter price. A buyer may receive three offers that appear similar, yet one may suit aircraft doors, one may assume a basic shell, and one may exclude critical accessories.

The first trap is unclear span definition. A hangar often needs a wide door opening and unobstructed internal space. A factory may tolerate interior columns if the production line is arranged around them. Clear span frames cost more than multi-span frames, but they may save money in operation by allowing flexible movement.

The second trap is door omission. Large hangar doors, sliding factory doors and high-speed industrial doors can be a major part of cost. Some quotes include only framed openings, not doors. The quotation should state door type, size, operation method, wind resistance, support framing and flashing.

The third trap is weak environmental specification. A hangar near the coast, poultry house in a humid rural zone and factory in a dusty industrial park do not need the same cladding and coating. Roof insulation, wall ventilation, corrosion protection, fastener quality and gutter capacity should match the site.

The fourth trap is comparing tonnage without scope. Tonnage depends on loads, bay spacing, steel grade, bracing and connection details. Instead of judging only kilograms per square meter, compare complete scope. A quote for a custom steel structure warehouse teaches the same lesson: the boundary of supply matters as much as frame weight.

The fifth trap is ignoring operational loads. Factories may add cable trays, compressed air lines, ventilation ducts, pipe racks, small cranes or mezzanines after order. Hangars may need suspended lighting and roof access. Poultry houses may need feeding lines and ventilation equipment supported from the structure.

The sixth trap is poor foundation coordination. The steel supplier may provide column reactions while a local engineer designs concrete foundations. If this exchange is late, the project may face rebar changes or bolt conflicts. A capable steel warehouse manufacturer will usually discuss erection practicality before order.

The final traps are underestimating installation and accepting vague delivery terms. Large rafters, tall columns and heavy doors may need careful lifting plans and temporary bracing. Export projects require packing lists, shipping marks, container loading plans and protection for painted members. The right quote is a coordinated package that can be fabricated, shipped, erected and used without unpleasant surprises.

Another trap is treating all accessories as decoration. Gutters, downpipes, ridge vents, wall louvers, skylights, personnel doors, canopies and flashing are small compared with the main frame, yet they decide whether the building is usable in rain, heat and dust. If accessories are excluded, the buyer may face local purchases that do not match the cladding system. Always ask for a line-by-line accessory list before comparing totals.

Buyers should also question unrealistic lead times. A large hangar door, special coating system or heavy crane runway can take longer than standard frames. If the quotation promises a very short schedule, ask which drawings are required for approval and when material procurement begins. Fast delivery is valuable only when the design is complete and the goods arrive with correct marks, bolts and panels. Speed without control usually becomes site delay.

The safest decision process is to hold a scope review meeting before paying the deposit. Read the quotation aloud against the intended use of the building: span, height, doors, equipment, climate, coating, accessories, documents, packing and erection support. Record each answer in writing. This turns a sales offer into a project agreement and gives both buyer and supplier a common checklist for successful delivery.

Financing teams should also read the technical scope. Payment milestones tied only to production percentage may not protect the buyer if drawings, certificates or packing lists are late. A balanced contract connects payments with approval drawings, material readiness, inspection evidence and loading documents. This encourages both sides to manage the building as a complete export project rather than a pile of steel sold by weight.

Buyers should request optional prices separately instead of letting them blur the base offer. Insulation upgrades, skylights, larger gutters, thicker coating, crane runway beams and installation supervision may all be worthwhile, but they should be visible as options. This allows the owner to choose value consciously instead of discovering later that a preferred feature was never included. Clear options also make negotiations fairer, because every supplier is responding to the same base scope and the same list of alternatives.

A final buyer note is to keep all revised quotations. The history of changes often explains why the selected package is stronger than the cheapest first offer.
