Industrial parks across Africa are attracting factories for packaging, food processing, furniture, assembly and light manufacturing. Many investors choose prefab steel buildings because they can be designed quickly, shipped in containers and erected with a local crew supported by supplier drawings. The speed is valuable, but buyers still need a disciplined package review. A factory building is not a commodity box; it must support production flow, utilities, safety and future expansion.

Begin with the process layout. Even a small factory should show raw material entry, production zones, finished goods storage, office space, maintenance access and truck circulation. The steel frame layout should follow this workflow rather than forcing the workflow to fit arbitrary column spacing. A clear span may be useful over production lines, while storage zones can accept more columns if that reduces cost without hurting operations. The buyer should mark areas that must remain flexible because tenants or product lines may change.

The second decision is height. Industrial park developers sometimes request one standard height for every building, but different tenants need different clearances. Food processing may need ducts and washable ceilings. Packaging plants may need high pallet racking. Assembly workshops may need a small crane or suspended utilities. A slightly taller frame may increase initial cost, but it can make the building easier to lease or adapt later. The quotation should state clear height, not only eave height, because internal equipment uses clear space.

Wall and roof materials should reflect climate and use. In hot areas, insulation, reflective coatings and ventilation can improve working conditions and reduce energy demand. In humid coastal zones, corrosion protection becomes more important. In dusty inland zones, the owner may prefer details that are easier to clean and maintain. Buyers should ask suppliers to separate the cost of single-skin sheets, sandwich panels, skylights, louvers and ridge ventilation so the project team can choose consciously.

The loading dock strategy is often underestimated. Some factories need level access for forklifts, while others need raised docks for containers. Door width, apron depth, canopy coverage and turning radius should be checked before the frame is finalized. If the industrial park road levels are not yet fixed, the buyer should coordinate dock height with civil design. A good steel package cannot solve a badly planned yard after construction.

Fire separation and internal partitions are another interface. The steel supplier may provide the main shell, while local contractors install block walls, fire-rated panels, sprinklers or production rooms. The drawings should show where these elements connect to the steel frame. If partitions hang from roof members or transfer loads to secondary steel, the supplier must know. Hidden loads can create deflection problems or require late reinforcement.

If containers arrive at a remote site with mixed labels, installation slows down and small missing parts become expensive to replace.

The buyer should also review local labor capacity. A simple portal frame can be erected efficiently by a trained crew, but only if drawings are clear and lifting equipment is available. If the site has limited cranes, the supplier may need to adjust member lengths or provide assembly suggestions. If the rainy season is approaching, roof installation sequence and temporary storage of panels become important.

Finally, compare quotes with a lifecycle view. The cheapest factory shell may lack insulation, proper gutters, adequate doors or expansion planning. The most expensive option may include features the tenant does not need. A balanced package defines the current production requirement, protects future flexibility and makes installation practical in the local context. For industrial parks, that balance can determine whether the first tenant moves in smoothly and whether the building remains useful for the next tenant as well.

Developers should also decide which information will be standardized for repeated buildings in the park. A common grid, shared cladding specification and consistent door schedule can simplify procurement, but each tenant may still need different mezzanine loads, ventilation points or production openings. Recording a standard base specification with approved optional modules helps the developer order faster without forcing every factory into the same operational pattern. This approach is especially useful when several buildings will be purchased over multiple phases.

For phased industrial parks, the first building should become a learning project. Record installation time, missing information, tenant feedback and maintenance observations. Those notes can improve the next procurement round and help the developer build a more consistent park standard.
